General terms of the mortgage calculator

These general terms govern the use of the mortgage calculator made available by INMOLUX ALICANTE S.L. through its website inmolux.es.

Nature of the service
INMOLUX ALICANTE S.L. (hereinafter, “Inmolux”) is a real estate agency and does NOT act as a financial institution, credit intermediary or mortgage adviser. The mortgage calculator on inmolux.es is strictly informational and indicative.
The calculator provides an estimate based on the data entered by the user (property price, savings, term and interest rate) and on general market parameters. It does not constitute a binding offer or a personalised financing recommendation.
Taxes and fees associated with the purchase and with the mortgage (notary, land registry, admin, transfer tax or VAT, appraisal) are approximate and may vary depending on the autonomous community, the type of property, the bank and the specific circumstances of each transaction.
The interest rates shown (fixed and variable) are average market references for the Spanish mortgage market and do not necessarily reflect the actual conditions a user may obtain.
Referral to a credit intermediary
If, after seeing the estimated calculation, the user wishes to explore financing options, Inmolux can introduce them — voluntarily and at no cost — to independent mortgage brokers or credit intermediaries we collaborate with.
These professionals are duly registered with the competent authorities and are responsible for handling the mortgage application with the financial institutions, as well as for compliance with Law 5/2019, of 15 March, on real estate credit contracts.
Inmolux does not take part in the formalisation of the loan and remains outside any contractual relationship between the customer and the bank or credit intermediary.
Liability
Inmolux does not guarantee the accuracy, authenticity or currency of the interest rates or fees shown in the calculator, which are merely indicative. The contents of the website are for informational purposes only and should not be relied upon as the sole basis for financial decisions.
Inmolux will not be liable for damages arising from the use of the estimated calculation, nor for possible failures by the financial institutions or intermediaries the user chooses to work with. We recommend consulting your bank or an authorised credit intermediary before formalising any transaction.
Data protection
If the user requests information through the form associated with the calculator, their personal data will be processed by Inmolux as data controller, in order to handle the request and, where applicable, to refer them to a partner mortgage broker.
Users may exercise their rights of access, rectification, deletion, opposition, restriction and portability at any time under Regulation (EU) 2016/679 (GDPR) by writing to protecciondedatos@inmolux.es.

Changes, applicable law and jurisdiction
Inmolux reserves the right to expand, modify or cancel the estimated calculation service at any time and without prior notice, with no entitlement to compensation.
These general terms are governed by Spanish law. Any controversy arising from the interpretation or application of these terms shall be submitted to the competent courts under the law in force, without prejudice to consumer rights.
