The properties have an area of 14.30 m2 each and consist of toilet and living-bedroom with kitchenette.

The properties will be transferred: (1) as a certain body (2) in the registry and cadastral state in which it is (3) in the physical state, qualities, legal, urban, administrative, licensing, protection, conservation and cleanliness in which they are (4) current with expenses and taxes that by law corresponds to the Seller. The Acquirer will assume (1) the physical situation and state of conservation (2) the discrepancies between the physical reality and the registry and cadastral reality or in the capacity and (3) the proceedings that entail the obtaining of the Judicial Possession of the Property. The Property will not be liable for (1) the state of conservation (2) the seen and apparent vices (3) the discrepancies of the capacity, which could exist (4) any costs, expenses, fees, tariffs or taxes that derive from the above. At the moment the Property has sued judicially the occupation (pending ratification by the Court), the purchaser could be subrogated in this lawsuit, not being able to claim any amount from the Property as a consequence of it, except for the lawyers' and attorneys' fees that until the date of the transfer would have been accrued that, in any case, will be for the account of the purchaser. The impediments for the properties to be freely visited by the technicians would prevent: (1) their official appraisal as required by Order ECO/805/2003, of March 27, 2003, so that the properties could not be mortgaged, consequently, mortgage financing could not be provided on this type of properties, whose acquisition will require the granting of other types of guarantees in case financing is requested and (2) the obtaining by the property of the energy efficiency certificate. The sale price of these properties has been determined based on the above circumstances, which have resulted in a lower value thereof, and which must be expressly accepted by the acquirer in the formalization of the transfer of the properties.

The price indicated does not include taxes or expenses derived from the purchase/sale.

As this is a transfer of second-hand property, the transaction is subject to Transfer Tax (ITP), which will be applied in accordance with the rate in force in the Valencian Community, generally 10%, and may vary depending on the personal circumstances of the purchaser and the regulations applicable at the time of the transfer. The taxable base will be determined in accordance with current legislation.

Unless otherwise agreed, notary and property registration fees will be payable by the purchaser, in accordance with the official tariffs established in Royal Decree 1426/1989 and Royal Decree 1427/1989.

No commission for the purchaser. The real estate brokerage fees are included in the sale price and are borne entirely by the seller, without any increase in price for the buyer.

Unless expressly stated otherwise, the property is transferred as a certain body and free of furniture and appliances.
